Questions We Get in Millard
Do I need a permit to reside a house in Millard?
Millard is part of the City of Omaha, so the permit goes through Omaha’s Permits and Inspections Division. We pull it and we meet the inspector.
How long will my house be torn open?
The wall gets dried in the same day it’s opened. Total time on a typical Millard two-story runs a couple of weeks, longer if there’s brick removal or a lot of sheathing to replace.
What happens when you find rot behind the old siding?
You see it before we cover it, usually in a photo the same afternoon, and it gets billed at the per-sheet number we quoted you up front.
Can you match siding on an addition or a detached garage?
Usually yes on a full reside, since we’re specifying the whole house at once. Matching into existing siding is a different question, and that’s a siding repair conversation.
Do we need to move out?
No. The house stays closed up and weathertight every night, and you’ll have water, power and a front door the whole time.
Can you side over the brick?
We’ve done it both ways. Brick can be stained or painted and kept, or removed entirely down to sheathing, which is what the 5,000 square foot Westgate job in the table above involved.

Millard sits in Omaha’s southwest quadrant, built out along 132nd, 144th and 156th between Center and Harrison. It’s been part of the City of Omaha for decades, which puts a reside here under Omaha’s Permits and Inspections Division for both the permit and the inspection. The neighborhood wraps around Zorinsky Lake, 255 acres of day-use ground with entrances on 156th and 168th.
